Mold Inspection in Saint Joseph, MI —
RH Logging, Thermal Mapping & Defensible Reports

IICRC Certified Mold Inspector (CMI) is a specific credential from the Institute of Inspection, Cleaning and Restoration Certification that requires documented training hours, passing a written examination, and ongoing continuing education. It's a verifiable individual credential — not a company-level certification that a business displays while sending uncredentialed staff to conduct inspections. In Saint Joseph, MI real estate and legal contexts, having the inspector's individual credential on the report matters because it gives the report a named, verifiable human author who can be contacted for testimony or clarification.

Sampling bias in mold inspection occurs when air cassettes are placed only in areas that appear problematic, without outdoor comparative samples or samples from unaffected areas of the property. Without the outdoor comparison, you can't determine whether elevated indoor counts are actually elevated relative to the outdoor environment. Without samples from unaffected areas, you can't confirm that the problem is localized rather than building-wide. Our Saint Joseph, MI inspection protocol always includes outdoor comparative sampling and multiple indoor locations — including areas that appear unaffected — to produce results that mean something in context.

Spore trap (non-viable) sampling identifies mold genera under microscopy and quantifies spore concentrations — fast (24–48 hours), sufficient for most routine Saint Joseph, MI property inspections. Viable culture plates capture only live, culturable spores and grow them for species-level identification — takes 5–7 days but provides species confirmation. Viable culture is warranted when: (1) species-level confirmation is needed for health-complaint investigations; (2) insurance or legal use requires exact species documentation; or (3) Stachybotrys chartarum is specifically suspected and genus-level data from a spore trap isn't sufficient to confirm or rule out.

On-site inspection takes 60–90 minutes for a standard residential property in Saint Joseph. Air samples are shipped same-day to the accredited lab. Non-viable spore trap results return in 24–48 hours from the date samples are received by the lab. Viable culture plates take 5–7 business days. The written report is assembled and delivered on receipt of lab results. For most standard Saint Joseph, MI residential inspections, the complete written report is available within 3–5 business days of the on-site visit.

Yes — we format the written report for the specific use case. The pre-purchase report is formatted for real estate attorneys and buyer agents — including inspector credentials, equipment used, sampling methodology, lab name and accreditation, and all raw data alongside interpreted findings. The health-complaint report is formatted for sharing with treating physicians — with the environmental findings separated clearly from any health interpretation (which is beyond the inspector's scope). Insurance-use reports include documentation requested by adjusters — scope of contamination, moisture data, cause assessment.
